Project Overview

The Address Harbour Point is a landmark in Dubai Creek Harbour, one of Dubai’s most significant waterfront developments. The project comprises two iconic towers connected by a shared podium, combining luxury hospitality, serviced residences, residential apartments and retail facilities within a premium mixed-use destination.

Dunbar & Boardman provided independent Vertical Transportation and Façade Access Consultancy services throughout the project lifecycle, supporting the development team from design and coordination stages through testing, commissioning and handover.

Project Description

The development comprises two high-rise towers connected by a podium structure:

Tower 1
  • 58 Storeys
  • Luxury Hotel
  • 223 Hotel Keys
  • Residential Apartments
Tower 2
  • 69 Storeys
  • Serviced Residential Apartments
  • 529 Residential Units

The development also includes multiple podium levels, retail facilities and basement parking infrastructure.

Vertical Transportation Solution

Dunbar & Boardman supported the design and delivery of a comprehensive vertical transportation strategy incorporating:

  • Passenger Elevators
  • Service Elevators
  • Firefighting Elevators
  • Hotel Lift Systems
  • Residential Lift Systems

The final installation comprised:

26 Elevators

Serving hotel, residential, service and operational functions across both towers.

The project required several non-standard solutions, including the integration of side machine-room arrangements for high-speed service lifts due to structural and architectural constraints within the building design.

Façade Access & BMU Strategy

The architectural form of the towers created significant façade access challenges, including:

  • Sloping roof profiles
  • Curved façades
  • Projecting balconies
  • Recessed glazing zones
  • Restricted roof space

Dunbar & Boardman developed and evaluated multiple façade access strategies before supporting the implementation of a static Building Maintenance Unit (BMU) solution integrated with additional maintenance access systems.

The final solution incorporated:

  • Cleaning Cycle Optimisation
