Project Description
The development comprises two high-rise towers connected by a podium structure:
Tower 1
- 58 Storeys
- Luxury Hotel
- 223 Hotel Keys
- Residential Apartments
Tower 2
- 69 Storeys
- Serviced Residential Apartments

Vertical Transportation Solution
Dunbar & Boardman supported the design and delivery of a comprehensive vertical transportation strategy incorporating:
- Passenger Elevators
- Service Elevators
- Firefighting Elevators
- Hotel Lift Systems
- Residential Lift Systems
The final installation comprised:
26 Elevators
Serving hotel, residential, service and operational functions across both towers.
The project required several non-standard solutions, including the integration of side machine-room arrangements for high-speed service lifts due to structural and architectural constraints within the building design.
Façade Access & BMU Strategy
The architectural form of the towers created significant façade access challenges, including:
- Sloping roof profiles
- Curved façades
- Projecting balconies
- Recessed glazing zones
- Restricted roof space
Dunbar & Boardman developed and evaluated multiple façade access strategies before supporting the implementation of a static Building Maintenance Unit (BMU) solution integrated with additional maintenance access systems.
The final solution incorporated:
- Permanently Installed BMUs
- Rope Access Provisions
- Monorail Systems
- Maintenance Access Equipment
- Cleaning Cycle Optimisation
The strategy ensured safe and efficient access to all façade areas while maintaining architectural integrity and operational practicality.
